Project Overview
Austin Apartment Complex, owned by Merion Residential, had a parking lot that was deteriorating. An initial assessment revealed surface damage, cracks, and fading asphalt. We determined that the lot was a fantastic candidate for crack fill, sealcoating, and restriping. These preservation techniques would extend the asphalt’s lifespan until the complex owners are ready to mill and re-pave.
With 300 units, however, Austin Apartment Complex has approximately 300,000 square feet of asphalt. It is also an active complex full of residents who need to drive to work, park their vehicles, and access their homes with minimal inconvenience. Preserving it would be an enormous project.

Crack Filling
The parking lot at Austin Compartment Complex featured several cracks. We had to address this damage before we could create a new, smooth surface. Our team removed debris before filling the cracks with a flexible material. The filler was smoothed to match the level of the existing asphalt. This service helps prevent water from seeping inside the cracks and leading to further damage.
Sealcoating
Once the cracks were sealed, our team thoroughly cleaned and prepared the whole surface of the asphalt. They then applied a sealcoat layer to create a smooth surface. A sealant was applied on top of the sealcoat to improve cohesion, eliminate blemishes, and enhance the new surface’s durability. This service helps defend the pavement against damage from water, oxidation, weather conditions, and other factors.
Restriping
After giving the sealcoat enough time to cure, we moved to line striping. The final phase of the project involved restoring the parking lot’s original striping to define parking places, traffic lanes, and crosswalks. We can utilize standard latex traffic paint, epoxy paint, or hot extruded thermoplastic, depending on the needs of the client.
